Salvio Pacheco Square

Salvio Pacheco Square has become a major anchor of downtown Concord as a result of a successful façade improvement and retenanting program. JCM, the property owner, retained Main Street Retail Services and SZFM Architects, leasing and design professionals specializing in downtown retail, to develop the façade improvement and re-tenanting program. The primary focus of the renovation project was to attract tenants that would increase foot traffic, primarily from downtown employees and patrons to the Brenden Theatre by anchoring the project with several high quality restaurants positioned around the central courtyard fountain. It also included a focus on leasing smaller spaces to retailers that would not typically be found in strip centers.
The façade improvement program consisted of common area improvements and individual tenant storefront and signage improvements. Common area improvements included:
Street furniture in courtyard and walkways
Landscaping
Light fixtures and improvements to lighting and visibility on the prominent Salvio Street pedestrian arcade
Building signage
Painting entire building and decorative painting of beams in Salvio Street pedestrian arcade
Tenant storefront and signage improvements are being constructed as new leases are signed. All new tenants are required to comply with approved Retail Tenant Signage and Storefront Design Guidelines.
The Redevelopment Agency provided assistance to the project by funding $213,500 in streetscape improvements on Salvio Street . This project widened the sidewalk on Salvio Street to accommodate a sidewalk café and constructed of a mid-block crosswalk on Salvio Street linking the project to Todos Santos Plaza
