Willow Walk
This in-fill housing project, developed by The Olson Company, is located at the corner of Willow Pass and Parkside Drive . The 3.43 acre site was the location of a used car lot and has been transformed into a 56 unit residential project with a mix of single family detached houses and attached townhouses. There are 17 two story single family detached units with attached two car garages ranging is size between 1400 and 2000 square feet. The detached product incorporates Spanish, Craftsman and traditional architectural styles. The three story townhouse units comprise the remaining 39 units. These units also have attached two car garages. The townhouses have Italian and Craftsman architectural styles and range in size between 1,400 to 1,650 square feet.
Olivera Crossing
Olivera Crossing, a 53,050 square foot neighborhood retail center located at the corner of Port Chicago Highway and Olivera Road , is nearing completion of its major renovations. The new center features a façade renovation and a new retail building adding approxim ately 17,000 square feet to the project. The center will also have new parking and improved access into property. Renovations include a comprehensive landscaping and lighting plan that will enhance this retail project.
Mason-McDuffie Financial Corporation of Oakland purchased the center in 2002 and is the leasing agent for the property. New tenants include UPS Store, Nextel, Curves fitness club, Starbucks and Subway. Existing tenants include Bradley Video, Taco Bell and Round Table Pizza. The anchor tenant for the center has yet to be announced.
Concordia
Concordia is yet another infill development under construction in Concord. The project, developed by Silverwing, consists of 10 single family two story homes on a .96 acre lot at the corner of Concord Boulevard and Parkside Drive. The homes are designed in either the Early California or Farmhouse styles. The Early California models feature stucco siding, hip roofs with Spanish tiles, window shutters and arched doors and windows. The Farmhouse homes showcase horizontal lap siding, gable roofs with composition shingles, and gable end accents with board and batten siding. All homes also feature front yard porches. There are two floor plans offered in this development including a 1,740 square foot floor plan with 3 bedrooms and 2.5 baths and a 1,911 square foot floor plan with 4 bedrooms and 3 baths. All models have two car garages. Concordia will offer 1 Below Market Rate home. Sales office scheduled to open in fall 2005.
Clayton Valley Shopping Center
Renovation of this 243,000 square-foot shopping center is currently underway. Located on the southwest corner of Ygnacio Valley and Clayton Road , the facility was recently purchased by Regency Centers, the nation's largest national Real Estate Investment Trust. Regency specializes in grocery-anchored shopping centers and is negotiating to bring a Nob Hill Foods grocery store into a new building in the space vacated by Lucky Supermarkets. Plans for Clayton Valley Shopping Center include 16,000 square feet of new construction plus reconfiguration and renovation of existing buildings. Upgrades and improvements to parking and landscaping will also be included.
Salvio Pacheco Square
Salvio Pacheco Square, a 118,500 square foot mixed use office and retail center located at 2151 Salvio Street, has recently completed a façade improvement and re-tenanting program that has enhanced the appearance of the project and attracted new tenants.
Mimi's Restaurant
The new Mimi's was constructed at 1631 Willow Pass Road, once the location of Emil Villa's, at the far western portion of Concord's Park & Shop. Mimi's restaurants feature a country cottage exterior with European and New Orleans décor plus heart portions. The Concord location opened in March of this year.
Lakeside Apartments
This 124-unit complex , located at 1897 Oakmead Drive , will undergo a $24.7 million renovation . It was acquired by the non-profit company Resources for Community Development (RCD) . RCD started construction on the rehabilitation of the complex, including lead-based paint abatement, extensive termite and dry-rot repair and improvements to both the interior and exterior of the project. The project is financed by a combination of Low Income Housing Tax Credits, a Tax Exempt Bond issue, a loan from the State of California through the Multifamily Housing Program, and loans from the City of Concord and Contra Costa County. This type of financing ensure s the units will remain affordable for a period of at least 55 years.
Lehmer's Auto Dealership Relocation
The Anderson Lehmer Investment Company is developing a 33, 000 square foot GMC dealership for new and used cars at 1905 Market Street , the corner of Willow Pass Road and Market Street . This dealership includes an automobile showroom and service center. It will replace their existing dealership located on a 5-acre site at Galindo and Willow Pass Road, the future site of Renaissance Square, Signature Properties' condominium project.
Metroplex Office Centre
Phase one of this two-phase office project, located at 1401 Willow Pass Road near downtown, was completed in the summer of 2003 by Sierra Pacific Properties. The 230,000-square-foot, 10-story Class A office tower, accompanied by a 1,700-space parking structure, already boasts 93 percent occupancy. Tenants include:

- SCME Mortgage Bankers
- Countrywide Home Loans
- University of Phoenix, and
- Several professional service businesses

Legacy Park Central
This new 259-unit luxury apartment complex, located at 1555 Galindo Street , was completed in the winter of 2004 by Legacy Partners. An award-winning, "transit-oriented" project, it is located within walking distance to Concord 's downtown BART station as well as downtown office buildings, retail, Brenden Theatres and Todos Santos Plaza . Legacy Park Central fronts major downtown arterials and is situated across from Police Headquarters . Occupancy is currently at 95%.
Fry's Electronics
This major retailer came to downtown Concord's "Park and Shop" at 1695 Willow Pass Road in April of 2004. The Redevelopment Agency assisted in the renovation of a vacant 103,000-square-foot building and the shopping center's northern parking field.

Todos Santos Parking Center
This downtown redevelopment project was completed in the spring of 2002. The new three-level, 432-space parking structure at 2051 Salvio Street replaced the former City surface public parking lot near Brenden Theatres. Free parking and a landscaped pedestrian-friendly paseo are added amenities included in this project.
Washington Mutual Building
The Redevelopment Agency facilitated assembly of a development site for a new 8,000-square-foot, downtown commercial building. The property is located at 2097 Salvio Street at Mt. Diablo Street , adjacent to the Todos Santos Parking Center and Todos Santos Plaza.
